Awaab’s Law & Social Housing FAQ
Practical answers for housing teams, contractors and property managers dealing with damp and mould in occupied homes.
What is Awaab’s Law?
Awaab’s Law introduces stricter requirements for social landlords to investigate and address serious hazards in rented homes, including damp and mould. For housing providers, it increases the need for timely action, clear evidence, escalation and communication with residents.
How quickly should severe damp and mould cases be addressed?
Response times depend on severity and risk. Emergency or high-risk cases involving vulnerable occupants may require urgent attendance within 24 hours. Significant hazards may require remediation or stabilisation measures within 10 days under current guidance and operational frameworks. Dampsafe also provides Emergency Damp & Mould Response support for severe, high-risk and occupied-property cases.
Do you work with housing associations and local authorities?
Yes. Dampsafe supports housing providers, local authorities, facilities management organisations and contractors with damp and mould remediation, emergency response, compliance surveys and occupied-home support.
Do you provide photographic evidence and reporting?
Yes. Dampsafe provides structured photographic evidence, reporting and escalation documentation designed to support compliance, auditability and operational decision-making. Learn more about our Damp & Mould Compliance Surveys and reporting support.

Can Dampsafe identify where treatment alone may not be enough?

Do you provide surveys as well as treatment?
Yes. Dampsafe provides damp, mould and condensation surveys, as well as stock condition and Awaab readiness surveys for housing providers and contractors.
