Understanding the conditions within the home
Condensation can contribute significantly to damp and mould in occupied homes, but visible mould should not automatically be attributed to condensation or resident behaviour.
Dampsafe supports housing providers, contractors and property teams by assessing the conditions that may be contributing to excess moisture. This can include ventilation performance, surface and ambient moisture, thermal conditions, cold bridging, building defects and other potential sources of damp.
Our approach is evidence-led. We identify what is observed, record the findings photographically and provide clear recommendations so that housing teams can make informed decisions about what needs to happen next.
Where the evidence suggests that condensation is only part of the problem, this is recorded and escalated rather than treating the visible mould as an isolated issue.
What we assess
A condensation and moisture assessment considers the wider conditions within the property, not simply the presence of mould.
Depending on the property and the issues reported, this may include:
Ventilation
Existing ventilation provision is considered alongside the conditions observed within the home. This can include the location and condition of extractor fans, air vents and other ventilation provision, together with obvious restrictions that may be affecting airflow.
Where ventilation appears inadequate or requires further investigation, this is recorded within our findings.
Moisture
Surface and ambient moisture conditions may be measured and recorded where appropriate.
This helps establish whether the conditions observed are consistent with condensation or whether further investigation may be required to understand the source of moisture.
Condensation indicators
We consider patterns associated with condensation, including cold surfaces, recurring mould locations, thermal conditions and potential cold bridging.
The distribution and recurrence of mould can provide useful evidence when assessing the likely contributing factors.
Visible mould
Visible mould is assessed by location, extent and pattern.
Rather than simply recording that mould is present, we consider the conditions that may be contributing to its development and whether remediation alone is likely to provide a lasting solution.
Building defects
Not all moisture problems are caused by condensation.
Where signs suggest that leaks, penetrating moisture, defective building components or other defects may be contributing to damp and mould, these are documented and highlighted for further investigation or repair.
Occupancy factors
Occupancy-related conditions may be relevant to an investigation, but they should be considered objectively alongside the condition of the property and its ventilation.
Dampsafe does not default to attributing damp and mould to resident behaviour. Our role is to record the evidence available and identify the factors most likely to be contributing to the conditions observed.
Escalation requirements
Where the assessment identifies concerns that require further investigation, specialist inspection or repair, these are clearly recorded.
This gives housing teams a structured route from the initial assessment to the appropriate next action.
Diagnosis before treatment
Visible mould is the symptom. Understanding why the conditions are occurring is critical to determining the appropriate response.
Condensation may be a significant contributing factor, but recurring mould can also be associated with ventilation issues, thermal bridging, leaks, moisture ingress, building defects or a combination of factors.
Dampsafe therefore takes a diagnosis-first approach.
Where mould remediation is required, the treatment can be carried out alongside clear reporting of any underlying or contributing issues identified during the visit.
Where further investigation is needed, this is highlighted rather than assuming that treating the visible mould alone will resolve the problem.

When a more detailed survey is needed
Some properties require a more detailed investigation than can reasonably be completed during a standard condensation or mould assessment.
Where the cause of damp or mould remains unclear, our Damp & Mould Compliance Surveys provide a structured assessment carried out by an ABBE Level 3 qualified surveyor.
These surveys are designed to establish:
