Stock Condition & Awaab Readiness Surveys

Structured HHSRS visual surveys across housing portfolios, delivered on a batched, planned basis, building a compliance evidence base as a natural by-product of every visit.

Awaab's Law is already in force for social housing. Its extension to the private rented sector is widely anticipated from 2027. For landlords and facilities managers responsible for dispersed or older housing stock, the window to establish a managed, defensible approach is now.

What the Survey Covers

Our HHSRS visual property condition surveys are observation-based assessments covering all 29 hazard categories. Each survey is carried out by an ABBE Level 3 qualified surveyor and produces a structured written report with full photographic records.

Areas assessed include:

  • Damp, mould and condensation

  • Ventilation adequacy

  • Cold and thermal conditions

  • Falls risks, stairs, steps, level changes

  • Fire safety indicators

  • Water supply, drainage and sanitation

  • Structural condition and stability

  • Security

  • External fabric and immediate surroundings

Where conditions fall outside Dampsafe's direct scope, electrical installations, gas, asbestos, radon, these are clearly flagged for specialist referral. Nothing is left unrecorded.

How We Deliver It

Single reactive visits to dispersed properties are neither economically viable nor efficient. Dampsafe's model addresses this directly.

We plan and batch survey visits geographically, combining stock condition surveys with any reactive remediation or planned works already identified in the area. Every journey is made to count. For landlords managing rural, dispersed, or mixed-tenure portfolios, this approach significantly reduces the cost and disruption of a portfolio-wide survey programme.

Where reactive mould attendance is required at the same property or nearby, this can be combined into a single co-ordinated visit. Meaning the compliance evidence base grows alongside operational delivery, without doubling the travel burden.

What Every Survey Produces

Each survey visit produces:

  • A structured written report covering all hazard categories observed

  • Photographic evidence for every finding, recorded via Company Cam in real time

  • Clear classification of findings, with priority flagging where action is required

  • Specialist referral notes where conditions outside Dampsafe's scope are identified

  • A consistent reporting format across all properties, enabling portfolio-wide comparison and prioritisation

Reports are designed to support a defensible audit trail, not just to record what was seen, but to demonstrate that a structured, managed approach is in place.

Who This Is For

This service is particularly relevant to:

  • Social housing providers preparing for Awaab's Law Phase 2 and wider HHSRS obligations

  • Private landlords and facilities managers who will fall within scope of Awaab's Law from 2027

  • Organisations managing older, dispersed or rural housing stock where conditions across the portfolio are not fully documented

  • FM companies managing residential properties on behalf of institutional or charitable landlords

Dampsafe currently delivers structured compliance programmes for registered housing providers including Sovereign Housing Network across BCP and Devon.

Indicative Pricing

Survey programmes are priced based on geography, cluster size, access arrangements and volume. Batched cluster visits to multiple properties in a single day significantly reduce the per-property cost.

Indicative pricing from £75 per property for planned batch programmes.
